We follow a comprehensive Residential Standards of Practice. This means that we will inspect the visible and accessible structure, systems and components of the home, inside and out, from the foundation to the roof, using the latest tools and technology. Following our evaluation, we will compile our findings in an easy-to-read report, which will include detailed descriptions and high-resolution digital photos of any issues we have discovered. We guarantee next day reports and my job is not complete until you understand everything.
Radon Gas Testing: $200
Although radon is a naturally occurring gas in our environment, it's also the second leading cause of lung cancer deaths in the U.S., according to the Surgeon General. One out of 15 homes is estimated to have dangerously elevated radon levels. The Surgeon General and the Environmental Protection Agency recommend testing all houses. Millions of Americans have had their homes tested for radon, and you should, too.
Mold Inspection: $350
Unchecked mold indoors can damage the structure of a home, cause wood rot, and ruin drywall. Most importantly, mold can cause health problems. A professional mold test starts with a thorough inspection of your property. We will investigate any signs of past or present water intrusion, which can promote mold growth, and we will take samples of any suspected mold for laboratory analysis.
Water Quality Testing: Third party
Let us test your potable water supply, especially if your property has a private well, cistern or septic system. We will check it for coliform and other harmful bacteria, which can endanger your family’s health.
SELLER INSPECTION: BASED ON SQ/FT
Are you selling your home? Let us inspect it before you even list it. A Move-In Certified® Seller’s Inspection alerts you to any defects or problems with your home so that you can address them before prospective buyers discover them. You can then take the time you need to obtain reasonable repair estimates. Avoid 11th-hour negotiations and delays, and justify your full asking price by having your home for sale inspected now.
POOL & SPA INSPECTION: THIRD PARTY
Pools and spas require proper maintenance and regular inspection so that you can enjoy them for years to come. Your pool maintenance professional is responsible only for the pool’s chemistry and cleanliness. Let us inspect it for all the other items that will ensure its proper condition and safety. We follow a comprehensive checklist and will inspect for the following: water level; leaks; valves; main drains, grates and inlets; blockages, debris, staining and biological growth; heater and thermostat; adequate fencing and gate security; deck safety; electrical safety, switches, alarms, and lighting; and more.
Sewer Scope Inspection: Third Party
Are your sinks and tubs emptying too slowly? We will use a special camera to scope your sewer line to visualize any blockages that are interfering with your plumbing system’s proper drainage. Finding and addressing such problems now can head off catastrophic and expensive repairs later.
Septic System Inspection: Third Party
We will conduct an inspection of your onsite wastewater (septic) treatment system, assess its overall condition and maintenance, test for functional operation, and advise you of our findings. If the system is overloaded, we can recommend further steps you can take to remedy the problem.
Commercial Building Inspection: Based on SQ/FT
A commercial building inspection is meant to identify the current condition of the property as well as the cost that must be paid to make any of the necessary repairs. ... Everything from the interior of the building to the ventilation and air conditioning system will be checked during a commercial building inspection.
Roof Inspection: available with standard home inspection
Do you need just a roof inspection performed for insurance or other purposes? We will perform a standalone Roof Inspection & Certification and evaluate your roof from the eaves, as well as walk it (when it is safe to do so) to assess its overall condition, including the presence and status of flashing, chimneys, vents, skylights, and other penetrations.
New Construction Inspection: Based on SQ/FT
Are you building a new home? We will come out during different phases of the construction process to make sure your project is being executed according to your specs. We can verify that scheduled work has been completed before you make a payment to your contractor. We will also come out prior to project completion to help you and your general contractor devise a punch list of remaining items. This is not a code-compliance inspection for your contractor, but a New Construction Inspection for you.
